What is a Home Inspection?

A home inspection is a limited, non-invasive visual examination of the accessible areas
and components of a property, conducted by a qualified inspector to identify material
defects or safety issues at the time of the inspection, typically following standards set by
organizations like ASHI or InterNACHI. Included in a standard inspection are evaluations
of structural components such as the foundation, roof framing, and walls; exterior
elements like siding, windows, doors, and grading; roofing materials, flashing, and
gutters; plumbing systems including fixtures, drains, and water heaters; electrical
panels, wiring, outlets, and grounding; heating, ventilation, and air conditioning
(HVAC) units and ductwork; interior features such as ceilings, floors, stairs, and
cabinets; insulation and ventilation in attics and crawlspaces; and built-in appliances
like ovens and dishwashers, all assessed for proper installation, operation, and visible
defects without dismantling or probing. The process focuses on readily observable
conditions using non-invasive methods, providing a snapshot report with
recommendations for further specialist evaluation where needed.
What is not included in a home inspection encompasses any invasive or destructive
testing, such as opening walls, removing panels, or digging around foundations, as the
examination is strictly visual and non-invasive. Exclusions typically cover predictions of
future performance, life expectancy of components, or cosmetic issues;
environmental hazards like radon, mold, asbestos, or lead unless specifically added
as supplemental services; code compliance checks beyond noting obvious violations;
underground systems such as septic tanks or wells; detached structures and
specialized systems like pools, alarms, or solar panels unless requested;. Additionally,
the inspection does not guarantee the absence of defects or serve as a warranty,
emphasizing the need for agents to advise clients to seek targeted experts for any concerns
beyond the standard scope.
